What each seat opens — and what it cannot — is shown above, on the profile itself. What it cannot see is not an interface setting: it is a database rule, tested with real accounts. And the resident goes one step further: they do not see “less of the building” — they see only what carries their unit. Two neighbours on the same floor do not see each other.

Requests that go somewhere

Open a ticket with photo, audio or text and follow it: received → in progress → done. It is routed to the employee who handles that service, not to a general inbox.

Your package, the moment it arrives

The front desk scans the tracking number and the notice goes to the resident. Pick-up is recorded with the time and who took it.

Pre-authorise a visit

Leave a guest authorised for a future date, with a temporary parking permit if it is needed. Security sees it at the door.

Your balance and your receipts

What you owe and what you already paid, with dates. Only yours: a neighbour’s balance is not on your screen.

Written in your language

The owner registers for the election, gets a code with its QR, can put their name on the ballot and votes. The ballot carries no name.

File the application for who comes next

The owner files the application for their incoming tenant or buyer — or sends them the link so they file it themselves — and follows where it stands.

It is the same console, opened with their seat: a resident sees only what carries their unit, and their neighbour’s balance is not on their screen.

What it does not do yet: paying online from the app (the balance is there; the payment still goes wherever the building collects today) and booking an amenity — the database rules are in place, the screen is not built yet. There is no social feed, and there will not be one: what the building needs is that a request reaches someone, not another wall.

Board management

A board does not need another inbox. It needs to arrive at the meeting with the file in front of it, and to be able to stop something before it goes out.

Nothing goes out without a signature

The board decides what needs approval — a notice, a fine, a payment, a contract — and who signs it. The text cannot be edited once it is asked: a signature that can be rewritten afterwards approves nothing.

Meetings, agendas and minutes

Call the meeting, publish the agenda, and have the assistant draft the minutes from your notes — declaring what is missing instead of filling it in.

The money, without asking for a spreadsheet

Budget against what was actually spent, the vendor invoices, and what each unit owes. “Spent” is added up from what was paid, not typed by hand.

The official records where the law asks

The categories Fla. Stat. §718.111(12) lists, each with its statute, saying what is posted and what is missing — behind a login, which is what the statute requires.

What was decided, and when

The record of actions taken does not get edited: to correct it you add another entry, the way a book is corrected.

A board member is a resident who also answers for the building: they see all of it, and their own unit stays theirs — their balance, their requests, their packages.

What it does not do yet: it does not replace what Florida law asks of the association. Recording a fine is not applying it (§718.303 / §720.305), and an electronic election needs the association to adopt the resolution and hold each owner’s written consent (§718.128). The system counts and records; the procedure is still the board’s and its lawyer’s.

+Can I replace one of these instead of connecting it?

+Who owns the data once it is connected?

Yours. Every record lives in your building’s account with its own access rules, and it can be exported. An integration does not move ownership anywhere.

Generate an invitation code for each one — manager, valet, security, front desk, office, vendor or resident. They create their account, enter the code, and they are inside your building with exactly the access their post needs.
