A golf course is two sales at once, and they are worth different amounts.

One is an operating business: rounds, green fees, dues, food and beverage, events, carts. The other is a large, irrigated, entitled piece of Florida land. Sometimes the business is worth more. Increasingly in South Florida, the land is. Pricing only one of them is how owners leave money on the table — or scare off the only buyer who would have paid.

How many rounds a year, at what rate, and how much of the money comes from golf versus food, events, carts and memberships.

The membership roster

Equity or non-equity, how many members, dues, the initiation fee, attrition and any refund liability the buyer inherits.

The land, separate from the operation

Acreage, zoning, entitlements and whether the highest use is still golf. On many Florida properties the land and the business are two different sales.

Water, irrigation and permits

Water-use permits, wells, lakes, the age of the irrigation system and what a rebuild would cost.

Deferred maintenance

Greens, bunkers, cart paths, the fleet, the clubhouse and the maintenance barn — what the next owner has to spend in year one.

The encumbrances nobody mentions

HOA and developer agreements, deed restrictions, reverter clauses and covenants that oblige the owner to keep operating as golf.

What does a golf course broker do?

A golf course broker values the property, finds qualified buyers, and represents the owner through offers, due diligence and closing. Unlike a residential sale, the buyer is acquiring an operating business, a large piece of land, water permits and a membership base at the same time, and each of those is priced separately.

What is my golf course worth?

It depends on which is worth more: the operation or the land. The operation is valued off rounds, green fees, the revenue mix and normalized cash flow. The land is valued at its highest and best use, which in parts of Florida is no longer golf. We give you both numbers before you decide anything.

Can I sell without my members or staff finding out?

Yes. Most golf course sales start off-market. Nothing is published, and buyers are approached individually under confidentiality. A public listing only happens if you ask for one.
