DSCR loans: when the property qualifies and the borrower does not have to

Investor financing underwritten on rent rather than tax returns. The trade-offs are specific and worth knowing before the application.

A DSCR loan is underwritten on the property's ability to service its own debt. The lender compares the rent — in place, or from a market rent schedule — against the full payment including taxes, insurance and any association dues. The resulting ratio drives approval. The appeal is what is not required: personal income documentation, tax returns, employment verification. That matters for self-employed borrowers whose returns understate their cash flow, for investors already at a conventional financed-property limit, and for anyone whose income is real but hard to document. The trade-offs are consistent. Rates run above conventional. Down payments are larger. Prepayment penalties are common and are structured in ways worth reading carefully, because they change the economics of selling or refinancing in the first years. Loans are usually made to an entity, with a personal guarantee. And reserves are required. Underwriting the ratio yourself before applying avoids the obvious disappointment. Use the lender's definition — most include taxes, insurance and dues — and use a realistic rent rather than the highest comparable. Lenders publish a minimum, and a file that lands exactly on it has no room for an insurance quote coming in high. Short-term rental income is treated inconsistently across lenders: some will use it with a history, some will use a long-term market rent instead.
