Who I am

Personal presentation

My name is Alberto Zaltzberg I am an immigrant, Jewish, a dedicated student of the Torah, married for over 20 years, and the father of two children. Together with my family, we have built a Jewish home filled with values, tradition, and love for this city.

I am a real estate broker and founder of Adonait (www.adonait.com), creator of the real estate training school Learn Adonai ( learn.adonait.com) and author of several books on real estate and topics that I am passionate about (books.adonait.com). Using the code adonait you can read as many as you want for free. I'm a big fan of technology and am currently involved in several artificial intelligence projects. I also enjoy playing golf. Aventura is our place in the world. This is our home.

I'm not seeking any kind of personal recognition. I don't like photos, and I don't need special titles. I'm simply a happy resident of Aventura who wants our city to keep getting better, more beautiful, safer, and more prosperous. I want our properties to continue to appreciate in value, and for everyone to live peacefully and happily.

I am running for Mayor because I deeply love this city and want to contribute my experience, knowledge, and energy to building an even better future for all our families.

Proposal 1

My complete vision for Aventura

As a Jewish immigrant who has raised his children here, I understand the real priorities of our families:

Excellent schools

Street safety

Preserving the family and community character of Aventura

Efficient services and controlled taxes

I come with humility but with determination. I don't promise the impossible; I promise to work tirelessly to deliver real results. This is our home. Here we raise our children. Here we build our future. If you share this vision, I ask for your support. Together we will make Aventura the best city to live in, educate our children in, and grow old with dignity. Aventura is our place in the world. This is our home. And together we will do even better.

Proposal 2

Education – Our Children First

Priority #1: Our children and an immediate education of excellence The children of Aventura can't wait. We have a project underway to build a new charter school on the land next to Don Soffer Aventura High School, and that project is critical for the future. However, construction will take time, and our children need solutions now. As a parent, I will not allow any more families in Aventura to be left on waiting lists while we wait for the new school to be finished. My commitment is clear and concrete: Immediate actions I will implement from day one:

1. Sharing and maximizing the spaces we already have in the city: We will intelligently utilize the Aventura Arts & Cultural Center and the Aventura Community Recreation Center to create temporary classrooms. Their multipurpose rooms, theaters, and sports areas can host classes during the day without interfering with existing cultural and recreational programs. We will coordinate schedules so that our children have suitable spaces starting next school year.

2. Partnerships with the community to rent educational spaces: I will sign agreements with condominiums, community centers, synagogues, and buildings that already have classrooms and suitable structures. Many residential complexes in Aventura have fully equipped rooms that can be used during school hours. We will convert these spaces into temporary classrooms while the new school is being built.

3. Accelerated Construction of Temporary Facilities: I will expedite the construction of modular and prefabricated classrooms on nearby municipal land. These structures can be erected in months, not years. The city will fund this interim solution, and we will then integrate it into the final design of the new school.

4. Mixed model: city + new school. We will work hand in hand with the administration of the new charter school so that the City of Aventura can construct or adapt a building that serves both educational and community purposes. In this way, we solve the school problem and gain infrastructure for all residents. My goal is clear: I don't want any child in Aventura to have to leave town to receive a quality education. I want our children to walk to school in their own neighborhood, in a safe environment, with excellent teachers, and close to their families.

Proposal 3

Mobility and Transit

Campaign Proposal – Transit Solutions for Aventura This is our home, and as a parent, I know all too well the stress that daily traffic in Aventura generates: traffic jams on Biscayne Boulevard, congestion on I-95, and the lost time we could be spending with our families. I'm running for Mayor to solve these problems with practical, real solutions that will save residents money. No more empty promises: we're going to reduce traffic, lower transportation costs, and give you comfortable and safe options. My specific proposals:

1. Real cost comparison: Your own car vs. shared rideshare Owning a car in Aventura is expensive: insurance, gas, maintenance, parking, and depreciation easily exceed the $8,000 to $12,000 per year per vehicle. My proposal is to encourage the smart use of shared ridesharing (Uber, Lyft, or local services) for short trips within the city. We're going to create a municipal subsidy program for shared rides during peak hours, especially for senior residents, families, and local workers.

2. Expand and improve Freebee Aventura already has an excellent free rideshare service. I will strengthen it with:

More electric vehicles in the fleet

Greater coverage and extended hours (nights and weekends)

Integration with an improved app that displays real-time times

Aggressive advertising to get more residents to use it daily

3. Promote the safe use of golf carts I will implement:

Expansion of permitted areas in a safe manner

Creation of dedicated routes and secure parking areas

Incentive program for electric cars

Training and clear safety rules

Proposal 4

Living Parks and Active Community

As a parent, I know how important parks are for our children, our families, and our entire community. I don't want us to keep replacing natural grass with artificial turf. I want green, healthy, and vibrant parks where we can all come together. Replace artificial turf with natural grass I've heard from many residents concerned about the installation of artificial turf in parks like Waterways Park and Founders Park. Artificial turf gets very hot, may contain chemicals, and doesn't offer the same natural experience as real grass. As Mayor, I pledge to:

Stop new artificial turf projects in our parks.

Initiate a phased plan to replace existing synthetic turf with natural grass in areas where feasible.

Use heat-resistant natural grass varieties from Florida that require less water and maintenance.

Invest in efficient irrigation systems and community maintenance programs to keep parks looking beautiful all year round. Our children deserve to play on real grass, not hot plastic. Revitalizing parks as centers of community life 8 Parks aren't just for walking or playing soccer. I want them to be the heart of Aventura, where we gather, celebrate, and create memories together. My specific proposals:

1. Events during the Don Soffer Aventura High School home games We will coordinate with the school to set up food trucks, live music, and family activities. We will promote these events throughout the city so that more residents can attend and support our youth.

2. Fairs, garage sales and community markets I will organize monthly fairs, neighborhood garage sales, and farmers markets in our parks. It's an opportunity to buy local, sell, and socialize in a safe and green environment.

3. Founder's Day returns to a park Our city's birthday should no longer be celebrated in a parking lot. We will celebrate again on Founder’s Day in one of our beautiful parks (Founders Park or Waterways Park), with inflatable games, food, music, fireworks and activities for all ages.

4. Regular Movie Nights in the parks I'm expanding outdoor movie nights. Big screen, family movies, popcorn, and blankets on the grass. A free monthly event to strengthen neighborly bonds.

5. Support local sports We will provide greater support to Aventura's youth and adult sports teams. We will organize recreational leagues, community tournaments, and sporting events in the parks to promote health and team spirit. My vision for Aventura Parks I want parks full of people, children laughing, families picnicking, and neighbors getting to know each other. Parks that make us proud to live here. As an immigrant who chose Aventura to raise my children, I understand that a great city is not measured only by its buildings, but by the quality of life it offers its residents. This is our home. Let's take care of it, fill it with life, and enjoy it together. 9

Proposal 5

Universal Basic Health

As a parent, I know how distressing it is when a child gets sick, when an elderly relative needs urgent care, or when a family has to choose between paying rent and a doctor's visit. No one in our city should have to worry about the cost of basic healthcare. Therefore, I propose creating a Universal Basic Health Service for Aventura residents, funded primarily with property tax revenue. My specific proposal: Free Basic Healthcare for Residents What we will offer:

Free basic medical consultations (common illnesses, preventive check-ups, vaccination, pediatric care, care for the elderly and management of mild chronic conditions).

Non-hospital urgent care (fever, pain, minor wounds, etc.).

Basic laboratory tests, simple x-rays, and generic medications are provided free of charge to residents.

Prevention and wellness programs (annual check-ups, diabetes control, hypertension, basic mental health and nutritional education). How we financed it:

With a dedicated portion of the city's property tax (reallocating existing funds and, if necessary, a small transparent adjustment to the municipal rate).

Aventura already collects millions in property taxes each year. We will prioritize the health of our residents just as we do with the police, parks, and schools.

We will seek partnerships with Aventura Hospital, local clinics, Miami-Dade County, and state/federal funds to maximize impact without drastically increasing taxes. How it will work:

We will create a Municipal Basic Health Clinic or agreements with existing providers so that residents with proof of residency in Aventura can receive these services no co-payment .

Priority for families with children, senior citizens, and low- and middle-income residents.

Use of technology (app or portal) for quick appointments and follow-up.

Total transparency: each year we will publish exactly how much is invested and how many people benefit. Why this proposal is important to me As an immigrant who came here and built my life here, I remember how difficult it can be to access healthcare without insurance or at high costs. My children and my family deserve a city that cares for their health. I want all Aventura residents—young people, families, and seniors—to feel that their city protects them. This is not an empty promise of “free healthcare for all.” It is a program. basic, responsible and focused on prevention which will reduce costly visits to emergency rooms, keep our families healthy, and strengthen the community. This is our home. Here we raise our children, here we care for our parents, and here we want to grow old with peace and dignity. As Mayor, I will work to ensure that basic healthcare is no longer a luxury but a real right for every resident of Aventura. 11

Local Businesses – “Buy Local, Grow Aventura”

I know that when our local businesses grow, the whole city wins: more jobs, more taxes staying here, more vibrant streets, and a stronger economy. As Mayor, I'm going to launch an ambitious and practical program called “Buy Local, Grow Aventura” to support restaurants, shops, offices and retail spaces that choose our city. My complete program to strengthen local businesses

1. Real advantages for those who open or invest in their business in Aventura

Reduction of municipal permits and procedures (one-stop shop and accelerated process, maximum 30 days).

Discounts on property tax and license fees for the first 2-3 years for new businesses.

Job creation incentives: tax credit for each Aventura resident hired full-time.

Support for renovations: municipal "Facade Improvement" fund with subsidies of up to $25,000 by location.

Updated inventory of vacant commercial premises and matchmaking service with investors.

2. Exclusive promotions for residents who shop locally

Resident card “Aventura Local Rewards” Automatic discounts of 10-20% at participating restaurants, shops and services.

“Local Shopper Days” Twice a month, local businesses will offer special discounts only for residents with proof of address.

When we support the corner restaurant, the family-owned store, or the professional opening their office here, we're investing in jobs for our youth, income for our families, and vitality for the entire community. As an immigrant who came here and built my life, I understand the effort it takes to open and maintain a business. That's why I'm going to work to make it easier, more profitable, and more rewarding to invest in and spend money in Aventura. This is our home. Here we raise our children, here we eat, here we shop, and here we want our businesses to thrive. Together we will make Aventura the city where buying local is the best decision for both your wallet and your community. 13

Support for Public Servants – “Live and Serve in Aventura”

The people who take care of our city, educate our children, protect our streets, and save lives deserve to live here, not have to drive an hour every day to get to work. As Mayor, I will implement a strong and attractive program called “Live and Serve in Aventura” so that the heroes of our community can live in the city they serve. Concrete benefits for those who serve Aventura

1. Housing Rental Assistance

Monthly subsidy of up to $800 for rent for teachers, police officers, firefighters, paramedics, and full-time municipal employees who live in Aventura.

Priority in participating apartments and condominiums through agreements with local owners and developers.

"Preferential Rent" program: 15-20% discount on selected units for essential personnel.

2. Homeownership Program

Assistance up to $25,000 as a down payment for the purchase of a first home in Aventura.

50% discount on municipal property tax for the first 5 years for public employees and first responders who purchase a home here.

Low-interest or interest-free loans through a municipal fund in partnership with local banks.

It's not fair that those who care for us have to live far away because of the high cost of housing. I want our children's teachers to live within a few blocks of the school. I want police officers and firefighters to live in the city they protect. I want our medical staff to be integrated into the community they serve. This is our home. Here we educate our children, here we protect our families, and here we want those who serve us to be able to raise their own families as well. As Mayor, I will make Aventura the most attractive city in South Florida to live and serve in. 15

Senior Citizens – “Together and Active”

Components of the “Together and Active” program

1. Paid Part-Time Employment for Older Adults

Create and promote flexible 10-20 hour weekly jobs in Aventura City and local businesses.

Ideal positions: Recreational Center assistants, assistant librarians, park guides, light administrative support, event receptionists, children's activity monitors, and community program attendants.

Competitive salary + benefits (free transport with Freebee, meals and membership in municipal facilities).

Absolute priority for Aventura residents over 60 years of age.

2. Intergenerational Mentoring Program

Senior citizens will act as mentors to youth and students from Don Soffer High School and local schools.

Mentoring areas: Aventura story, values, entrepreneurship, personal finance, traditional cooking, gardening, and transmission of professional experience.

Weekly sessions in parks, community centers or virtually.

Public recognition and annual certificate for mentors.

3. “Buddies” Program – Mutual Support Partners

System of couples or small groups of older adults who connect regularly.

Each buddy receives basic wellness training, how to detect warning signs, and how to support each other.

My personal commitment As a Jewish immigrant, I grew up deeply respecting my elders and learning from their wisdom. In my family, we value respect and care for grandparents. I don't want any senior citizen in Aventura to feel alone or useless. I want them to stay active, to pass on their experience to our children, and to take care of each other like one big family. This is our home. Here we raise our children and here we honor and care for those who came before us. As Mayor, I will make Aventura a city where senior citizens not only live, but continue to live with purpose, companionship, and dignity. 17

Aventura Absorption Office

Therefore, as Mayor, I will create the Aventura Absorption Office —a municipal center dedicated to helping families who want to move here and businesses that want to set up shop in our city. What will the Absorption Office do? For families who want to come and live in Aventura:

Personalized assistance from the first contact (in person, by phone or video call).

Assistance with paperwork: school registration, driver's licenses, service connections (water, electricity, internet), voter registration, and obtaining documents.

Housing guidance: updated list of available apartments and houses, with priority given to new families.

Welcome package: “Local Aventura Rewards” card, free temporary membership at the Recreational Center, city tour and connection with synagogues and community centers.

“Family Buddy” Program: We will assign a volunteer resident family to accompany you during the first few months.

Free orientation classes (taxes, transport, children's activities, job opportunities). For businesses and entrepreneurs looking to set up shop:

One-stop shop for permits and licenses (accelerated process, maximum 30 days).

Assistance in finding available commercial premises and offices.

Guidance on tax incentives, property tax discounts and “Buy Local” programs.

Matchmaking with local providers, banks and specialized lawyers.

Support in hiring resident staff in Aventura.

Monthly networking events for new entrepreneurs. How the Office Will Work

Located in a central and accessible location (near the Government Center or Aventura Mall).

Bilingual team (English, Spanish, Hebrew and other languages as needed).

Dedicated website and app with all the information and online procedures.

Close collaboration with the Chamber of Commerce, Aventura Hospital, schools and community associations.

Funded with a small portion of the municipal budget and sponsorships from local developers. My personal commitment 18 I experienced firsthand how difficult it is to move to a new place. I want Aventura to be the friendliest and easiest city to arrive in, integrate into, and thrive in. I want families to choose Aventura because they know we'll welcome them with open arms and real support. I want entrepreneurs to say, "Aventura is the easiest place to start and grow my business." This is our home. And we want more families and more businesses to feel like it's theirs from day one. With the Absorption Office, Aventura will cease to be just an attractive city… and will become the city that truly helps those who decide to become part of it. 19

Proposal 10

Aventura Arts Center – Theatre for Everyone

The Aventura Arts & Cultural Center is a treasure paid for with all of our taxes. We already maintain it with our money. That's why, as Mayor, I'm going to transform it into a true community theatre where the residents of Aventura are the protagonists and don't have to pay twice to use what is already theirs. My specific proposal: “Theater for Everyone”

1. Free use for residents and community groups

Any resident or group of residents of Aventura may reserve the theater and its rooms without paying additional rent to present shows, plays, concerts, recitals, dances, conferences or cultural events.

Only a small operating fee (cleaning and basic technical service) will be charged if necessary, but much lower than current prices.

Total priority for local productions, schools, synagogues, cultural associations and adventurous families.

2. Open Community Calendar

At least the 60% of the annual calendar It will be reserved exclusively for free or low-cost events organized by residents.

The rest of the time will be used for professional events that generate revenue for the city, but never at the expense of our community's opportunities.

3. Meeting point and cultural life of Aventura I will transform the Arts Center into the cultural heart of the city:

Weekly open mic nights.

Free theater, music and dance workshops for children, youth and senior citizens.

"Family Theatre" and "Community Concerts" series.

Space for exhibitions by local artists.

Cafe or permanent meeting area for people to gather before and after events.

4. Support for local production

Small municipal fund to help with lighting, sound and stage design for community groups.

"Artistic Mentors" program where artists and experienced senior citizens guide younger people. 20

Live broadcast of local events on the municipal channel so that everyone can enjoy them. Why it is fair and necessary Aventura residents already pay for the theater's upkeep through their property taxes. It's not fair that we then have to pay thousands of dollars to use our own cultural center. I want a family to be able to put on a play with their children, a local band to present their show, or a synagogue to hold a special event. without having to pay rent again . I want the Aventura Arts Center to stop being just a place for external events and become the meeting point where our community gathers, creates, and celebrates. This is our home. Here we raise our children, here we express our culture, and here we want the talent of Aventura to flourish. As Mayor, I will make the Arts Center a theater that truly belongs to all residents. 21

Proposal 11

Support for Young People – “Aventura Represents”

Our young people have talent, intelligence, and a desire to excel, but today many school clubs cannot participate in national and international competitions due to a lack of financial and logistical support. That has to change. As Mayor, I am going to launch the program “Aventura Represents” so that our students can proudly carry the name of the city throughout the country and the world. My specific commitment to school clubs

1. Municipal Fund for School Skills

Create an annual fund of $150,000 dedicated exclusively to supporting clubs and teams of Don Soffer Aventura High School and the city's K-8 schools.

This fund will cover registration fees, travel, accommodation, uniforms, equipment, and materials needed for national and international competitions.

2. Direct support to clubs

Debate, Robotics, Mathematics, Science, Model United Nations, Sports, Arts, Music and any other academic or extracurricular group.

Subsidy of 100% of the costs for the first national competitions.

Subsidy of 75% for international competitions.

Free transport with city vehicles or agreements with Freebee for local travel.

3. Mentoring and Sponsorship Program

Partnerships with local businesses to sponsor specific teams (example: a restaurant sponsors the Robotics team).

Invite Aventura professionals to act as mentors for the clubs.

Public recognition: annual ceremony at the Aventura Arts Center to celebrate students who represent the city.

4. Clear goal That in the next 4 years Aventura will have at least 10 teams or students participating each year in national competitions and 3 or more in international competitions. We want to see our young people in math olympiads, debate tournaments, FIRST Robotics, science competitions, and national sporting events. Why this is important to me As a father of two, I want our young people to grow up knowing their city believes in them. Beachfront and Water Aventura

We're just minutes from the ocean, but we're not yet fully taking advantage of our proximity to the beach. As Mayor, I'm going to make Aventura a ciudad beachfront real : safe, accessible and with a constant flow of residents and tourists between our city and the beaches of Sunny Isles and Haulover. My specific plan: “Beachfront Aventura”

1. Safe and legal crossing of the William Lehman Causeway for pedestrians and cyclists

I will work directly with the State of Florida (FDOT) to expedite the current William Lehman Causeway improvement project and include a safe shared lane or path for pedestrians and bicycles along the entire length of the bridge.

We will install clear signage, protective barriers, LED lighting and rest areas.

We will create a direct and secure access from Aventura (near Biscayne Blvd and Country Club Drive) to Collins Avenue in Sunny Isles Beach.

Meta: That any family, cyclist or tourist can cross on foot or by bicycle comfortably and legally in less than 10-15 minutes.

2. Direct and free transport to the beach

I will extend the routes of Freebee and the Aventura Express Shuttle to include direct stops at the beach (Sunny Isles and Haulover).

1. Creation of Public Marina Spaces

Develop public docking and marina areas on land adjacent to the Intracoastal (near Waterways, Founders Park or available municipal areas).

Many families in Aventura suffer from arbitrary decisions by their HOAs, endless permit delays, and high costs to remodel or repair their properties. As Mayor, I will bring order, transparency, and real support to homeowners. My specific plan

1. Management Control and Transparency over HOAs

Create a Municipal Office of HOA Oversight to review and mediate conflicts between residents and associations.

Obligation for all Aventura HOAs to publish their budgets, bookings, contracts and meeting minutes publicly and accessibly on a municipal portal.

Clear limits on arbitrary fines and penalties from HOAs.

Free and fast mediation by the city before any case goes to court.

Mandatory annual audits for large HOAs that manage funds for hundreds of families.

I will work directly with the Government of Israel and the Consulate General in Miami to open a permanent satellite consular office in Aventura.

2. Greater Support and Activities for the Jewish Community

Official calendar of Jewish events in the city: celebration of Yom HaAtzmaut, Hanukkah, Rosh Hashanah, Purim and other festivals in the parks and the Aventura Arts Center.

3. Interactions and Dialogue with All Communities

Create the Intercultural Aventura Council where Jewish, Latino, Christian, Muslim and all community leaders participate to promote respect and coexistence.

Annual joint events: “Aventura Cultures Festival” in the parks, featuring food, music and traditions from all communities.

“Friendship and Dialogue” programs: interfaith dinners, guided tours, and sports and cultural activities between different groups.

Campaigns against antisemitism and any form of hate, with zero tolerance. My personal commitment As a Jew who chose Aventura to raise his children, I want our community to feel proud, protected, and valued. At the same time, I want Aventura to be an example of peaceful coexistence where all cultures respect and enrich one another. Having an Israeli consular office in our city will not only make life easier for thousands of dual-citizen residents, but will also raise Aventura's international prestige and strengthen our economic, cultural, and security ties. This is our home. Here we celebrate Shabbat, here we teach our children to love Israel, and here we want to live in peace and harmony with all our neighbors. As Mayor, I will make Aventura a beacon for the Jewish community in Florida and a model of unity among all cultures.
